The ACMV system was poorly designed and maintained, resulting in uncomfortable indoor conditions and high energy bills. The existing WCPUs at the two office towers were inefficient and could not support a positive retail environment.
KJTS converted the WCPUs into a central chilled water system to improve cooling efficiency.
A two phase energy improvement plan was implemented.
Phase 1 ten years.
Phase 2 fifteen years.
Both phases targeted continuous performance improvement.
The retrofit delivered 42 percent actual yearly savings and 28 percent reduction in cooling energy cost. Environmental benefits equal 321,614 trees or 6,432 acres of forest preserved.
